“It’s free government money.” It’s a loan secured by your home (HECM is an FHA-insured loan product from approved lenders — not a benefit check).
“I never pay anything again.” You typically skip monthly principal-and-interest, but taxes, insurance, and upkeep usually still apply.
“I give up my home / title.” Eligible borrowers generally remain owners and can stay as primary residents, subject to loan terms.
“Credit doesn’t matter.” There’s no single FHA minimum FICO, but lenders still run a financial assessment. Weak credit or thin residual income can mean a LESA set-aside that reduces cash you can use — not a free pass.

Do I have to sell my home?

No. Reverse mortgages are generally structured so eligible borrowers can remain in the home while accessing equity, subject to loan terms and ongoing obligations (taxes, insurance, upkeep). This site does not promise you cannot lose the home — missing required property charges or other loan obligations can lead to default.

Is there a minimum credit score?

FHA does not publish a single minimum FICO for HECM. Lenders still review credit history, property-charge payment history, and residual income. If those are weak, approval may come with a LESA (set-aside) that reduces usable proceeds so taxes/insurance can be paid. Equity alone does not guarantee approval or a cash amount.
